DON'T BE A VICTIM

Don't buy that LAND without reading this!

It was a crispy Monday morning in the city of Lagos. As the day’s activities gradually picked velocity, commuters patiently maneuvered through the familiar traffic gridlock on the Lekki-Epe Expressway.
At the Admiralty Way, Lekki residence of Mrs Rita, a group of affluent Eko women gathered to show solidarity. Mrs Rita, a giant importer of human hair, had bought a piece of land close to Chevron Drive. But her ownership of the prime property became a subject of dispute because the Lagos State government had moved to acquire the property to erect a school, on the ground of public interest.

That morning, Mrs Rita’s usual lovely face was squeezed because according to her lawyer’s latest findings, the case was a bad one.

Earlier she had felt that the property was very safe. Because she bought the land from an influential first class Oba. For that reason, she had the boldness to commence the construction of a three-storey plaza, on the now disputed property.

All the same, she rode in a convoy of her affluent friends/associates as they headed to the High Court of Lagos along Igbo-sere Road, Lagos Island.  The case was called up and the judgment confirmed her premonition.

She had lost the land to the state government. Ordinarily, she ought to have received compensation from the government for her land that was compulsorily acquired.

Neither Rita’s wealth nor her equally affluent friends was able to help her get back her land or the compensation for the simple reason that she failed to invest wisely.

The benefits of having a government recognized title are enormous and cannot be over emphasized, from easy transfer of title, rapid appreciation in value, reduction in land disputes and SECURITY, to easy claim to compensation ( in cases of government acquisition).
